Wool, polyester or something else for insulation?
Not all insulation is created equal, and buyers are getting savvier about this.
Wool/wood pulp hybrid insulation: Natural, durable and excellent at regulating temperature and moisture, wool combined with recycled paper tends to last well and performs consistently over time. It’s often favoured by environmentally conscious buyers.
Polyester insulation: Man-made, non-itchy and resistant to moisture and mould, polyester is long-lasting and holds its shape well, which means performance doesn’t drop off quickly. This form of insulation is a popular, practical option in family homes.
Spray foam insulation: We see much more of this in the northern hemisphere but spray foam insulation is available in major capital cities in Australia. You will need a certified installer for this option as the material and application need to comply with the National Construction Code.
Fibreglass, earthwool and rockwool: Fibreglass, sometimes called earthwool, is cost-effective and efficient when installed properly, but it may sag or lose effectiveness over time if not well-supported, and can be irritating to the skin. Rockwool (mineral wool) has excellent fire-resistant and acoustic insulation properties.
From a resale perspective, longevity matters. Buyers like knowing they won’t need to replace insulation any time soon and as agents, we like being able to say, “This was done properly.”
Energy ratings are no longer a ‘nice to have’
Energy efficiency ratings carry real weight now. A well-insulated home can achieve a higher rating, which increasingly influences buyer decisions, particularly for younger families and downsizers.
Insulation signals something else, too: care.
A well-insulated home tells buyers you’ve been thoughtful, future-focused and willing to invest in the things they can’t see but will absolutely feel.
