As local real estate agents in The Hills, we understand that spring is a prime season for selling homes. With the market heating up, it’s essential to start preparing your property now to ensure it stands out. From decluttering to deep cleaning and making strategic cosmetic upgrades, here’s your comprehensive guide to getting your home sale-ready.

Seven steps for preparing your Hills home for a spring sale

1. Declutter and depersonalise

Begin by removing personal items such as family photos, memorabilia and excessive decorations. This helps potential buyers to imagine themselves living in your home. Consider donating or storing items you don’t use regularly. A minimalist approach not only makes your home appear more spacious but also allows its features to shine.

2. Deep clean

When buyers see and smell a sparklingly clean home, they have an instant impression the home has been maintained properly. You can do deep cleaning yourself or get in professional cleaners. If you’re DIYing the cleaning, focus on:

  • Windows: Clean both inside and out to maximise natural light. While we’re on windows – if you have old and worn curtains, take them down before viewings. Shabby curtains detract from the overall look and feel of the home.
  • Floors and carpets: Steam clean carpets and mop hard floors to remove stains and odours. If the carpet is worn or stained, replace it. You don’t need to spend a fortune as long as the floors are presentable and look move-in-ready.
  • Kitchens and bathrooms: Scrub tiles, grout and fixtures. Ensure all appliances are spotless. Empty cupboards as much as possible so buyers can see storage space, not clutter.
  • Air vents and fans: Dust and clean to improve air quality and reduce allergens.

3. Enhance kerb appeal

First impressions matter. Ensure your home’s exterior is inviting:

  • Front door: Repaint or replace if necessary. A fresh coat in a neutral colour can make a significant difference. Also, ensure your front door is lit properly
  • Garden: Mow and edge the lawn, trim hedges and plant seasonal flowers to add colour. Planters are great for providing instant colour and you can take them with you when you move. For early spring colour, think about plants like coleus, pelargoniums or hardenbergia. You still have time to plant bulbs like daffodils, too.
  • Driveway, roof and paths: Pressure wash to remove dirt and stains, enhancing the overall appearance.
  • House number: Make sure you have a prominent and tasteful house number so people can find you easily.

4. Make strategic cosmetic upgrades

You don’t need a full renovation to increase your home’s appeal. In fact, we recommend against costly improvements that won’t be recouped in the sale price. Instead, consider these cost-effective improvements:

  • Paint: Neutral tones can make spaces feel larger and more inviting.
  • Lighting: Replace outdated fixtures and ensure all bulbs are working.
  • Hardware: Update cabinet handles and tapware in kitchens and bathrooms for a modern touch.
  • Mirrors: Strategically placed mirrors can enhance natural light and make rooms appear more spacious.
  • Colour palette: Your home will appear calmer if you limit your colour palette to three main colours, with one neutral colour at 60%, a secondary colour at 30% and an accent colour at 10%. In a bathroom, for example, you could have white walls, grey tiles and black or green towels. The idea is not to overwhelm buyers with too many competing colours.
  • Greenery: Add some plants or greenery from the garden to add a fresh feel to the home. Plants like ivy, spider plants or sprigs from a succulent will survive for weeks in water so find some simple glass vases and add plants to water.

5. Stage your home

Staging or styling helps create an emotional connection and buyers visualise the potential of your home. Once you’ve decluttered, take another hard look at your furniture and arrange it to create different zones like a study area and a conversation pit. Make sure you have good flow throughout so buyers aren’t bumping into furniture as they move through your home.

It’s worth adding or keeping some décor to add interest and personality but keep it neutral enough to appeal to a broad audience.

Smells are important so if you have pets, keep them outdoors or away from carpet and soft furnishings. While we’re on the subject of scent, you’ve probably seen advice like baking muffins or brewing coffee to make the home feel cosier. This is a great idea for some viewers but keep in mind that many people are allergic to strong smells. A light citrus-scented cleaner is fine but don’t overdo it.

6. Make all the needed repairs

Fix minor issues that could deter buyers. Keep in mind that genuine buyers will turn taps on and off, open cupboards and drawers and notice squeaky doors. It’s worth it in the long run to repair or replace leaky and worn taps, replace any cracked tiles, use WD-40 on squeaky doors and replace worn or broken hinges and drawer runners.

7. Consult with a real estate agent

Engage with a local real estate agent who understands The Hills Shire market. They can provide insights into buyer preferences and help price your home competitively.

By starting these preparations in June, you’ll be well-positioned to showcase your home at its best when spring arrives. A well-presented property not only attracts more buyers but can also lead to a quicker sale at a better price.
