Many people think of downsizing as giving something up – less space, no backyard, fewer rooms. But if you downsize thoughtfully, your move can actually be an upgrade. You can trade weekend maintenance for weekend brunches, mowing for morning walks and have more time (and money) to spend on the things you love.
Here in The Hills, we see more and more locals making the move from big family homes to well-designed apartments that fit their new phase of life better. The key is knowing what to look for – and what to avoid.
1. Pick a location that makes life easier
When you downsize, convenience becomes everything. Take a close look at what’s nearby. Are you within a few minutes of good medical facilities, shops and your favourite cafés? Is there a supermarket or fresh food market within walking distance?
If you still work, check out the commute – are there easy connections to the Metro or major roads? For those planning to work part-time or from home, proximity to local business hubs or co-working spaces can be a plus.
Even if schools aren’t personally relevant anymore, being near good ones can help with future resale value. And don’t overlook the vibe of the street – quieter pockets of The Hills, away from main roads, make for a much more peaceful daily rhythm.
2. Get a feel for the building and the neighbourhood
An apartment isn’t just the space inside the front door; it’s the community and building you’re joining. You’re making a major decision so you’ll want to be well-informed.
Before you buy, take a walk around the block at different times of day. Listen for traffic noise or nearby construction. Chat to a neighbour or two if you can – they’ll often tell you what it’s really like to live there.
It’s also worth checking the building’s condition. Cracks, leaks or rust spots on balconies or railings could point to deferred maintenance, and that might mean expensive repairs down the track.
Ask your agent for a strata report. You’ll want to see if the building has sufficient money set aside for future maintenance or if owners have had to pay special levies in the past. A well-run strata means fewer surprises later.
And don’t forget to check the by-laws. Some buildings have restrictions on pets, noise or renovations. It’s best to know before you sign.
3. Focus on the feel of the apartment
Now for the fun part – finding an apartment that really works for how you live. Start with the layout. Does it feel spacious and natural or awkward and cramped? Can you picture your furniture fitting comfortably? If you love to cook or entertain, pay attention to kitchen flow and living area connection.
Next, check the light and air. Apartments that get plenty of natural light and cross-ventilation always feel better to live in, and they’re more energy-efficient too. Try visiting at different times of day to see how the sun moves through the space.
Inspect the fixtures and finishes carefully: look at taps, showerheads, wardrobes, cabinetry and flooring. Wobbly fittings or dated hardware might seem like small issues but they can signal bigger maintenance issues or just add to your costs down the line.
Now you’ll be working with a bit less space, storage matters more than ever. Built-in wardrobes, linen cupboards and basement storage cages all help keep your new home clutter-free.
4. Understand the ongoing costs
Even a dream apartment can turn stressful if the ongoing costs don’t suit your budget.
Before you commit, ask for details on council rates and water rates. Keep in mind that pensioners in The Hills are usually eligible for a council rates rebate of up to $250.00.
If you have your heart set on the complex with a pool and gym, remember that these facilities will add to your base strata levies. Compare the levies to similar complexes nearby. Also, find out if any major repairs – like roof or lift work – are planned. Those can come with hefty special levies. A good strata will have a strong sinking fund (that’s money set aside for future works). If it looks underfunded, expect costs to rise over time.
5. Think long term re lifestyle, comfort and community
If you plan to stay in your new apartment for many years, it’s worth thinking ahead. Look for step-free access, lifts and wide doorways that make ageing in place easier.
Security also counts: good lighting, controlled entry and a friendly, neighbourly community can make a big difference to daily comfort.
Remember to check the available parking – not just for yourself but for guests.
Finally, think about the feel of the place. Does it suit your lifestyle now and how you imagine your life to be in the years ahead? Can you see yourself enjoying the neighbourhood cafés, walking to the shops or heading out on weekends without spending half your day driving?
Downsizing can mean freedom
Downsizing doesn’t have to mean scaling back your lifestyle; in fact, it can be the opposite. With a bit of research and the right advice, your next home in The Hills could mean more freedom, less stress and a fresh start in a home that truly fits your life now and into the future.
