What Paperwork Do I Need To Organise Before Applying For A Rental Property

If you are looking for a rental property it's a good idea to make sure you have all your documentation in order before you begin attending open homes and viewings.  That way once you find something suitable you can submit your formal application for consideration without delay, and to avoid potentially missing out.  If you are keen to apply for one of our properties you will find the Meridien Realty Application Form available to download from our website.  All occupants over the age of 18 will need to submit an application along with all their supporting documentation.  This includes 100 points of identification which can be provided as any combination of the following:

  • Drivers Licence, Passport or Birth Certificate = 40 points
  • Employment Pay-Slips = 10 points
  • Rental Reference = 10 points
  • Bank Statement = 10 points
  • Utilities Bills = 5 points each
  • Secondary ID ie: Medicare Card or Pensioners Card = 5 points

In preparation of submitting the application it's a good idea to have all your contact names and details handy, and to advise your referees that you are searching for a property and will potentially be called to verify the information you have supplied. This includes:

  • Occupation and employment history (with pay-slips) or details of any additional income you receive ie: Centrelink payments, monies received from any rental premises you own, or other sources of income
  • Details of any previous rental history,  or details of current and previous living arrangements
  • References from your employer and a personal character reference

If your application is successful you will be asked to pay a holding deposit equivalent to two weeks rent.  This should be electronically transferred into our trust account as directed.   The bond, which is the equialent to four weeks rent will be held by the Rental Bond Board.  You will receive instructions on how to submit this online directly to the RBO , and this must be receipted before the lease can be signed.
